Assistant/Property Manager

Responsibilities:

  • Planning and managing the resources to run the day-to-day FM operations
  • Carry out site inspections
  • Planning and execution of all M&E periodic preventive maintenance, repair and replacement programmes
  • Putting in place a safety plan for the Property.
  • Checking and endorsing of all reports/schedules/programs prepared by his site teams/sub-contractors including Client’s appointed contractors
  • Ensuring that all statutory requirements are complied with
  • Overseeing calling of quotations as well as evaluating the quotations and recommendation for acceptance
  • Managing the multi-disciplinary teams of both subcontractors of the FMC and Client’s term contractors & adhoc contractors to perform the Works so as to ensure that there is no disruption to its service provision to the Property and/or the Employer
  • Providing leadership and training to continually improve the FMC’s service delivery.
  • Performance monitoring of the operation staff and the sub-contractors.
  • Resolution of issues between the Employer and the tenants.
  • Co-ordinate and implementation of tenants’ survey to be conducted annually (if any).
  • Identify CAPEX works, co-ordinate and plan yearly CAPEX and OPEX budget in collaboration with Client.
  • Co-ordinate compilation and review of monthly property management report.
  • Responsible for accuracy, progress and update of the reports.
  • Plan for monthly/quarterly/yearly periodic inspection and ensure staff carries out inspection as per schedule.
  • Executing any other work necessary for effective operations of the Property or as directed by the Employer.
  • To implement the FMS system and manage staff and sub-contractor usage of the FMS System.

Requirements:

  • Minimum qualification of Degree from a recognised tertiary establishment

  • At least 5 years of relevant managerial experience

  • Able to lead a team
